With a highly qualified staff monitoring progress for completion and job costs on a daily basis, we are able to control our pricing costs to stay within your budget, as well as keeping the project on schedule. Our field superintendents complete daily progress reports, daily manpower reports, progress schedules, equipment reports, safety records, and maintain close co-operation with architects/engineers. Weekly co-ordination meetings are held to maintain an "on schedule" completion date as well as cover any problems or change orders that may occur.

At Ross Builders we believe our design/build concept can show the client how to fulfill his/her dreams in the most cost effective and efficient way. We do this by having a series of discussions with our clients to find out their goals and expectations for their new project.

After the necessary information is acquired and every detail has been covered, Ross Builders begins our process. This entails a proposal that will encompass the architectural concept, budget cost reports, and a time frame for the entire project. It will define the responsibilities of Ross Builders and of you, our client. We will also include a detailed site plan, floor plan, and elevation drawings.

We deal directly with the architects/engineers, government agencies, insurance companies, subcontractors and suppliers. We take the time to save you money and keep you within or below your budget, so that you don't have to worry about the frustration of dealing with the above mentioned agencies.

Ross Builders has sophisticated estimating techniques at our fingertips through the use of computers, and also a great many years of knowledge within our grasp. Construction Management:

The Construction Management service generally consists of two phases. The first phase being the Preconstruction Phase. During this phase, Ross Builders provides preliminary evaluations of the program and Project budget requirements. With your architect, the preparation of the preliminary estimates of probable construction costs is completed. We will then review alternative materials and systems and provide cost evaluations. We will continue to review designs during their development and advise on improvements, material selections, building systems, and equipment and methods. We will recommend relative feasibility of construction methods. You will be provided with a Project Schedule that coordinates all the services and construction milestones for the complete project. We develop bidder's interest in the project and assure that there is competition for each bid package.

During the second phase, you will be provided with administrative, management, and related services as required to coordinate the work of the contractors with each other.

We will provide an on-site construction superintendent as well as update the Project schedule so that all the work is coordinated and the schedule is met. Cost accounting records will be maintained on authorized work performed.

A principal benefit of the construction management approach is that it lends itself to "fast track" or phased construction - which can often result in major time savings. The essence of fast track is simple and logically appealing: rather than waiting until an entire building is designed before beginning construction, one can contract out portions of a project and start work as soon as those portions have been designed and approved.
